A website for learning about buying and selling real estate in the Central Western Slopes of the Sierra Nevada Mountains. Also a place for people to find some truth amidst all the fear, uncertainty and doubt that distressed homeowners are stuggling with.

 

Confused?

There is alot of fear, uncertainty and doubt in real estate right now. With the confusing government programs,  bizarre new lender rules and requirements, and general weirdness, people are afraid to move in the real estate market right now. That's a shame because there are great opportunities for everyone from investors to distressed homeowners right now. But you need to know what to do and how to do it, and for that you need information. I started this site, in part, to help with that.  So check out the links in the menu to the left of this panel and get some clarity.  

 

Some Current Trends

  • Lenders are allowing short sales. It takes time and know how, but lenders appear more eager to avoid foreclosing in the mountain area right now. Nobody knows why, or for how long it will continue, but lenders are going against the national trend right now in the mountain area. This means there are real opportunities for distressed homeowners and investors, right now. But you need to act, beause this trend could change any day.

  • Values are stagnant. There is not alot of price movement in the mountain area right now; up or down. The good news in this is that bargains are out there, but you have to know the area and what to look for. For instance, a really nice home on a year round creek just sold for well under $200,000.  This was $30,000 under  an appraised value.
